Exceeding character length Ad Agency

Greetings,
I’m having issues with hiring an Ad Agency. It tells me that I am exceeding the 240 characters length although I reduced my text message to 186 characters. Anyone else having the same issue?

So, markup is included in the character count. So it is not a true 240.
